Demand for mortgages in Tatarstan rose by almost a third in October.

      Tatarstan showed one of the highest growth rates among Russian regions in October: the volume of issued mortgage loans reached 18.35 billion rubles, 31% more than in September. The number of transactions rose by 27% — to 3.99 thousand, according to updated statistics from the United Credit Bureau.

      The average size of a mortgage loan in the republic rose to 4.59 million rubles, and the average term was 276 months.

      Across Russia, banks issued 105.64 thousand mortgages totaling 468 billion rubles in October. Year on year, the figures increased by 23% in number and by 37% in volume, and the average check rose to 4.43 million rubles versus 3.98 million rubles a year earlier.

      Since the beginning of 2025, residents of Russia have taken out 716.07 thousand mortgage loans totaling 3.1 trillion rubles, which is below the results for the same period last year: then banks issued 1.02 million mortgages totaling 4.32 trillion rubles.

      The market structure in October changed little. New buildings retained 42% of the total number of loans issued and 56% of the aggregate volume. The average loan size for purchasing an apartment in a new building was 5.69 million rubles, and the average term was 320 months. In the secondary market the average check reached 3.34 million rubles, term — 236 months.

      The full cost of credit in October decreased to 18.76% from 19.28% in September. In the new-build segment the indicator fell to 18.64%, and in the secondary market — to 20.13%.

      The top 5 regions by mortgage lending volume in October included Moscow (59.92 billion rubles), the Moscow Region (39.87 billion rubles) and Saint Petersburg (29.84 billion rubles). The Krasnodar Territory (18.67 billion rubles) and Tatarstan also showed active growth.
