Building a private house according to an individual project allows for the creation of a space tailored to the specific needs of the family, but it requires strict control and carries risks when choosing a contractor. This was shared with "Tatar-Inform" by an expert in the field of individual housing construction, the author of a construction blog, Landysh Sharifullina. "I share the position that building a house for oneself is an undeniable priority if the budget, time, and control capabilities allow. However, it is important to discuss this without illusions, weighing the real pros and cons," she noted. Sharifullina explained that the foundation of construction should be a project prepared by an architect and designer, where all materials, structural solutions, and engineering systems are predetermined. According to her, the construction process must fully comply with the project documentation, and independent technical supervision or the client themselves must monitor compliance with these solutions at every stage. "A house is not just a 'box,' but an environment for your lifestyle: the location of the children's room next to the parents' bedroom, a workshop, a separate entrance for guests, the ergonomics of the kitchen. In a finished house, you are forced to adapt to someone else's project, which often leads to subsequent alterations," emphasized the interviewee of the news agency. The main downside, the expert noted, is the difficulty of finding a conscientious contractor. "There are many unscrupulous teams in the individual housing construction market that will 'plaster over' any defects. I recommend looking at no less than 3-5 recent projects of the contractor with technical supervision involvement – this will allow you to assess their 'handwriting': the quality of masonry, waterproofing, ventilation, and the neatness of installation," Sharifullina pointed out. She also mentioned other risks, including the duration of the process and the need for constant oversight. In the absence of technical supervision, builders may simplify joints or replace materials, which will ultimately affect the durability of the house.
