      In Kazan, rental housing prices are falling, while in other major Russian cities prices continue to rise. The median rent for one-room economy- and comfort-class apartments (20–40 sq. m) in the capital of Tatarstan for the period from May to September 2025 decreased by 6% and now stands at 30,000 rubles per month, TASS reports, citing a study by Sberbank’s Domklik service.

      By comparison, in Samara the rent for a one-room apartment rose by 20% — to 24,000 rubles per month, and in Volgograd the increase was 17% — to 24,000 rubles. In Saint Petersburg prices increased by 12%, to 45,000 rubles per month; in Moscow rent remains the most expensive — 63,500 rubles per month (+6%). The only million-plus city where prices remained stable while supply increased was Krasnodar.

      Analysts link the overall rise in rental prices in Russia to inflation, high mortgage costs and seasonal demand associated with the arrival of students and new workers in major cities. Among the million-plus cities, the largest reductions in the supply of apartments for rent are observed in Yekaterinburg, Omsk, Ufa, Volgograd and Krasnoyarsk.

      In Kazan the average mortgage payment for a one-room apartment is 94,300 rubles per month, which is 3.1 times higher than the average rent of about 30,000 rubles. This makes renting more affordable compared with buying a home, experts note.
