       According to experts' calculations, residents of the Republic of Tatarstan prefer more spacious housing and have become more active in taking loans for family "two-room" apartments.

       As of the first half of 2026, the Republic of Tatarstan has become one of the leaders in the Volga Federal District in terms of the number of mortgage transactions for new buildings, ranking second with a share of 14.4 percent of all loans issued in the district for primary housing. According to "Tatar-inform," citing data from the analytics service "Domklik," the most apartments on mortgage in the district were purchased by residents of Bashkortostan, accounting for 16.7 percent of transactions, while the Perm Krai rounds out the top three. At the same time, experts note that the profile of a new building buyer in the Volga Federal District differs significantly from the national average: while nationwide, the most in-demand formats remain studios and one-room apartments, in the Volga region, there is significantly higher demand for more spacious housing. According to experts, the share of two-room apartments in mortgage transactions here reached 38.9 percent, one of the highest figures among all federal districts. The median area of the purchased apartment was 45.3 square meters, and the median cost was 6.6 million rubles, which is lower than the national average. In addition, analysts also note that the demand for primary housing still heavily depends on preferential programs. It was previously reported that Kazan, as of July 1, 2026, confidently secured the ninth position in the nationwide ranking of cities by the volume of multi-apartment housing being constructed in the region, continuing to increase the pace of construction.
