Against the backdrop of falling prices for new buildings, Kazan has entered the list of 23 regions in Russia with a declining housing market. Thus, the price per square meter in the capital of Tatarstan has decreased by 0.3%. Kazan is included in the list of 23 Russian cities where a decrease in prices for primary housing was recorded at the end of the first quarter of 2026. According to analysts from the "World of Apartments" portal, the average cost of a square meter in new buildings in the capital of Tatarstan has decreased by 0.3 percent. According to experts' calculations, the cost per square meter is 253,300 rubles. By the end of March, the average price of offers for new buildings in Kazan reached 12.8 million rubles. According to the study, the most noticeable price drop from January to March occurred in Ufa (minus 5.6 percent), Kirov (minus 5.1 percent), and Rostov-on-Don (minus 4.8 percent). In addition to these, the trend of declining prices for new buildings is observed in Astrakhan, Ulan-Ude, Ryazan, Chita, Sevastopol, Tula, and Krasnodar. The dynamics in the largest megacities turned out to be more mixed, analysts note. For example, in Moscow, the price per square meter increased by 2.6 percent, reaching 471,876 rubles, while in St. Petersburg, it decreased by 0.3 percent to 289,784 rubles. Across Russia, the average cost per unit of area in the primary market strengthened by 1.6 percent, amounting to 158,648 rubles. It was previously reported that the government of Tatarstan approved the procedure for providing teachers with additional measures aimed at compensating for housing rental expenses. As stated in the resolution, teachers will be able to count on receiving a certain payment from the regional budget, which will be provided to reimburse the costs incurred for renting housing – up to 180,000 rubles per year.
